Tierra Viva is an investment and development platform bringing schools, homes and local enterprise together in Latin America and the Caribbean.

We are beginning in Santiago, Dominican Republic, where our first community is in pre-development.

Tierra Viva plans these needs together. Our aim is to create places where families can put down roots and local businesses can grow, supported by investment that helps sustain the community.

Our first community

Beginning in Santiago

Santiago de los Caballeros is the starting point for Tierra Viva. Its business community, universities and strong diaspora connections make it a compelling place to prove this model.

The first community is in pre-development. Our current work focuses on securing the site, technical diligence and understanding household demand, alongside developing the school concept and prospective operating partnerships. Its design and delivery plan will be shaped by this work and by local stakeholders.

Progress so far

  1. 2024–2025 Market research and candidate-site screening.
  2. 2025–2026 Core team and specialist relationships assembled.
  3. July 2026 Santiago visit, local stakeholder meetings and an initial phased development plan.
  4. October 2026 Land agreement, school concept and operating-partner discussions under way.

Still ahead: site control, demand validation, technical diligence and financing.

How the model creates value

Home sales are intended to drive development margin and capital recovery. Neighborhood commercial space can add ongoing income. The school needs its own credible educational and operating model, including a clear approach to access.

We plan these components together, and we increase commitments as the evidence strengthens: land control, title, buildability, a costed delivery plan and validated demand come before scale.

Learning that reaches beyond the school

Education is the heart of every Tierra Viva community. We want its contribution to extend beyond the families who eventually live there.

Our plans include financial-assistance pathways, professional development for teachers and school leaders, and community learning programs shaped with local partners. We are exploring a foundation structure to support this public-benefit work with its own funding and governance.

Ramon Marmolejos

Founder & Managing Partner

A Dominican-born educator and entrepreneur with more than 20 years in education, including co-founding Alkimia Learning. Tierra Viva joins that work with his Dominican roots. Wharton, IE Business School MBA and Harvard Ed.M.

Our team brings together education, capital markets, regulated-finance controls and local real estate execution in the Dominican Republic.
