Our Approach

Most developments treat schools, homes and shops as separate projects. Tierra Viva plans them as one community, so that design, demand and operating decisions reinforce each other.

One community, four connected elements

  • Learning

An internationally oriented school planned alongside the community, with a focus on educational quality, teacher development and wider access.

  • Homes

Well-designed residences with shared spaces, walkable green areas and everyday services that support family life.

  • Enterprise

Neighborhood businesses, health services and workspace that create room for local employment and entrepreneurship.

  • Stewardship

Responsible land use, resilient shared infrastructure and clear arrangements for caring for common places.

How the business creates value

Homes
Residential sales are intended to provide the main source of development margin and capital recovery, delivered in phases as demand is proven.
Neighborhood commerce
Retail, health services and workspace can generate ongoing lease income while giving residents everyday services close to home.
The school
The school needs its own credible educational and operating model, including a clear approach to financing access for families.

Forward-looking statements. This page describes plans, intentions and expectations, including how we expect our communities to create value. These are not guarantees. Actual results may differ materially due to factors such as land acquisition, approvals, construction costs, financing, market demand and the performance of operating partners.

Evidence before scale

We increase commitments as the evidence strengthens. In each community, these milestones come before larger commitments.

  1. A

    Land control

A signed agreement with a protected diligence period and access.

  2. B

    Title and survey

    Ownership, boundaries and encumbrances resolved.

  3. C

    Buildability

Engineering, utilities and the environmental and permitting pathway validated.

  4. D

    Costed delivery plan

Design, phasing, cost contingency and financing aligned.

  5. E

    Commercial readiness

A school operating pathway and household demand validated.

Built with local partners

Local relationships matter. We work with experienced counsel, developers, engineers, educators and community stakeholders in each market, and we are building that execution network in the Dominican Republic now.
